Property Management
How much time do you have?
In addition to the Let Only service, you can opt for the comprehensive Property Management service for the landlords who would rather not have the stress and inconvenience often created by the day-to-day management of an ongoing tenancy.
Bloom Residential has the unique ability to provide a hands-on approach in all aspects of the business - property management being a key area in which our service truly stands out.
A prompt and efficient management service has resulted in happy and content tenants, an avoidance of property disputes and most importantly, a hassle-free journey for both the landlord and tenant.
Should you opt for our full Property Management service, a dedicated and experienced manager will be responsible for maintaining ongoing relationships with tenants, ensuring that the rent is paid on time, that the property is being well kept through regular inspections, and that the general terms of the tenancy are being upheld. The number of inspections is completely flexible around the landlord’s request.
In addition to these basic requirements, all maintenance issues that arise will be dealt with efficiently and swiftly, ensuring the relevant legal requirements and safety procedures have been met at the outset of the tenancy.
You do not have to be concerned with paying exorbitant maintenance fees, we have a long list of trusted contractors that we use and can obtain second and third quotes until you are completely satisfied.
FEES
Long Term Lettings Sole agency - Ranges from 8% to 10% Excl VAT (9.6% to 12% inc VAT).
£275.00 +VAT contract fee
Multiple agency - 12% +VAT (14.4% inc VAT) if we are acting as one of multiple agents.
Short Term Lettings (initial term of less than six months) 20%+VAT (24% inc VAT) if the Tenancy Agreement is considered a Short Let.
Property Management Service fees Should you select our management service an additional 6%+VAT (7.20% inc VAT) will be payable in addition to the lettings commission should we also find you a tenant.
Renewal Fees are will be payable if a tenant introduced by us continues to reside in your property longer than the initial tenancy agreement On average this is charged at 7%+VAT (8.4% inc VAT).
